Forest Grove Makes Top 10 “Healthiest Housing Markets” in Oregon

A recent study by SmartAsset, a personal finance company, ranked the “Healthiest” housing markets in Oregon.  SmartAsset measured a “healthy” housing market through the following four metrics: stability, affordability, fluidity and risk of loss.

 

SmartAsset concluded that Forest Grove ranked among the top ten Healthiest Housing Markets in Oregon.  Forest Grove ranked well in several key metrics, including the percentage of homes with negative equity, the percentage of homes decreasing in value, and the average days on the market for home listings.

Forest Grove named Portland’s best suburb by Thrillist

The website Thrillist.com -a site dedicated to food, drink, and travel- recently identified the best suburbs of America’s 35 largest cities.  Forest Grove was selected as the best suburb of Portland, Oregon.

Thrillist ranked potential suburbs on the following three criteria (taken from the Original Article).

  • A good (or at least respectable) food/drink scene, with enough places to go close to home to not always have to trudge back into the city.
  • Not so far away from the city that the commute is awful.
  • A place with a history or its own unique elements that separate it from just planned suburban sprawl.

Thrillist identified all of these in Forest Grove, which it described as: “A Rockwellian little agrarian town” and “A quiet little ‘burb with its own identity“.

Thrillist made mention of many Forest Grove staples in their write-up, including the McMenamins Grand Lodge & the Theatre In The Grove community theater.

Buyers get more bang for their buck at two new projects by Stone Bridge Homes NW

Construction season is well underway, and Portlanders may be feeling a little squeezed as they watch almost every buildable space in their neighborhood filled with new skinny houses and large apartment complexes.

For new-home shoppers, it’s a good time to look beyond the city limits for some elbow room and a little more bang for their buck.

Stone Bridge Homes NW has two new projects just south of the city that give buyers a larger footprint and an opportunity to tailor a new home to their personal needs.

Sienna’s Estates in West Linn and Highland Park in Oregon City offer good-sized lots and a variety of floor plans that can be modified by the builder to help fit buyer’s particular needs and make them feel right at home. Construction is ongoing at both sites, and homes are now available for purchase.

In West Linn, Sienna’s Estates has three home sites that fit in nicely with their neighbors. The project is located near Salamo Road and Tanner Creek Park.

“It’s all very well established,” said Will Davidson, the Stone Bridge Homes NW onsite representative. “It’s in a great school district, it’s close to park space and is within walking distance of amenities.”

One of the homes at Sienna’s Estates already has sold, but two more are available for home shoppers wanting some room to grow. All three feature expanded garage spaces that take advantage of their wide lots.

The homes range in size from 2,750 to 3,050 square feet and are well appointed with high-end finishes such as custom cabinets, hardwood flooring, carpeting and deluxe master suites. Prices start in the mid-$500,000s.

“They’re a little bigger than usual,” Davidson said of the two remaining lots. “They’re flat and sit up on a hill, so they have some tree-lined views.”

In Oregon City, buyers are responding to the beautiful setting at Highland Park — 5 home have already sold. Orchards and farmland surround the development, which sits on the edge of the Urban Growth Boundary, but the area is now well established and with easy freeway access, residents shouldn’t feel too far removed from city life.

“It’s a really nice alternative for people looking in more populated areas,” Davidson said. “It’s away from the city, but not too far away.

“And there’s the ability to customize the plans, which keeps people coming back.”

Offering home buyers the ability to make changes to existing floor plans is one of the things that set Stone Bridge Homes NW apart from other area builders.

“We want to help our buyers personalize their homes,” said Kelly Ritz, president of Stone Bridge Homes NW. “We provide a little bit of flexibility there.”

Innovative plans, great views at Southview Heights – Oregonian Story

The Bull Mountain area in Tigard has become a popular residential area thanks to its rural feeling and terrific valley views.

With a strong history of building in the area, Stone Bridge Homes NW has tailored a set of floor plans to take advantage of the topography at its newest Bull Mountain community, Southview Heights. Highland Park offers new homes, large lots in the heart of historic Oregon City

Making its first foray into Oregon City, Stone Bridge Homes NW captures the pioneer spirit with a new neighborhood of single-family homes on large lots.

Highland Park, a community of 31 newly built homes, offers lots up to 20,000 square feet and puts residents in the heart of one of the Portland metro area’s most sought-after communities.
